The Old Stables sits next door to Port Hill House at Port Hill, on the estate above the Welland Valley — a separate one-bedroom lodge, let on its own, with far-reaching views over the rolling south Leicestershire countryside in every direction.
It is all on one level. The large oak kitchen sits under beams with Velux windows overhead, and the conservatory off it opens onto the patio, which is where you end up with the first coffee of the morning. French doors from the living room open onto the same enclosed patio — table, chairs, barbecue, and room for a hot tub if you want one added.
The bedroom is at the back, looking over the hills, with a super king that zips apart into twins. A sofa bed in the living room takes the number to four. The original bathroom has kept its floral tiles.
The Nevill Holt Festival is a short drive away each June. Beyond it: trout fishing, birdwatching, walking and cycling, and Rutland Water, Rockingham Castle and the Welland Valley Vineyard within an easy drive.
